About us
FGRE Asset Management Ltd was incorporated in 2019 to provide residential leasehold valuation and negotiation services, property and asset management and investment property brokerage services to a select roster of ground rent portfolio and commercial property investment company clients.
Our Services
Lease Extensions
As an owner of reversionary ground rents, you will receive claim notices for statutory lease extensions. We are experienced in valuation and negotiation of successful outcomes for clients, overwhelmingly without the need for recourse to Tribunal. Our fees are reasonable and paid by the leaseholder.
You may also receive approaches for voluntary lease extensions. We are experienced in dealing with such enquiries and currently negotiate hundreds of deals each year, and depending on the client’s view and requirements, we are successful in most cases negotiating agreements that include maintaining ground rent income.
Enfranchisements
We are experienced in the successful negotiation of sales of leasehold houses, overwhelmingly by voluntary agreement with few leaseholders resorting to statutory claim process. We currently complete hundreds of sales each year for our clients.
We are experienced in the event of facing a collective enfranchisement claim from a block of flats and will value and negotiate the best possible outcome for our clients.
Our fees are reasonable and paid by the leaseholder(s).
Ground Rent Portfolio Audit & Valuations
Our extensive experience of purchases, sales and management of ground rent portfolios gives us prime insight into how to obtain the information required to audit large datasets, whether for preparation for sale, financing or other valuation purposes, we know the devil is in the detail and the importance of correct data to ensure clients receive maximum returns. Property Sales Brokerage
We maintain strong relationships with many active, well-funded investors and can broker sales of reversionary ground rents/portfolios, modern ground rent blocks/portfolios, commercial/mix use property opportunities, PRS blocks of flats – if we can assist, we will. We do not any charge fees to sellers, we are paid for property introductions by our buyers.
